Zoning Board of Appeals

The main thrust of the meeting was a request by Trevor Geckler of Lakeville to build a Three-unit Residential Structure at 1104 Greenvale Avenue. A single-family home built in 1888 now exists on the property zoned R-5, High Density Residential.

Three Setback Variances were proposed for the building. Another variance to lower the density requirement will be brought later. The applicant plans to lease each of the three, 4 bedroom units for about $2000 a month. Three citizens spoke in opposition to the large structure on a small lot with a large impervious driveway in the rear.

Zoning Board members called the building ascetically pleasing but were troubled by the facts just listed. The three variances were recommended for approval to City Council by a 4 to 2 vote. Reasons stated for approval were the R-5 high density zoning ordinance as well as similar existing structures north and west of the property.
