Northfield Planning Commission Meeting-Tuesday, June 28, 2005

Emmaus Baptist Church applied for a variance to construct a storage garage and the church’s Conditional Use Permit was expanded.

The Zoning Board of Approval held a public hearing for the detached storage garage at Emmaus Church, 712 North Linden Street:

1. A 12 foot setback was requested- 30 feet is required along a public right-of-way.

2. 1,080 square foot size requested- 864 square feet is maximum size in ordinance.

The ZBA denied the variances. Staff and members suggested an attached garage be built which would not require variances.

The Planning Commission considered the Conditional Use Permit (CUP) for Emmaus Baptist Church. A 5,700 square foot addition was granted a CUP in 1989 and the entire property will go into that zoning code in compliance with te Comprehensive Plan Future Land Use map, considered “Public-Semi Public.”

A motion to recommend the CUP with three conditions passed:

1. Dumpster enclosure be built.

2. Mechanical equipment be screened from view.

3. A new storage garage which meets size and setback requirements will be included in the CUP.

Next meeting- Tuesday, July 12, 2005. Population projections related to the Comprehensive Plan will be addressed.
